Many become anxious at the thought of a tedious, tense real estate closing.
But when working with an experienced title closing company, you’ll know what to expect and feel confident about taking that final step. After all, you will have already cleared the toughest hurdles, like finding the perfect home, negotiating a fair price, and securing a loan.
A professional title closing company helps to guide you through every step of the process, providing comprehensive services that clear up any questions and concerns you have along the way. Meanwhile, here are some additional tips for a stress-free real estate closing:
1 Consider certain factors when setting a closing date, such as asking your title company for one that coordinates with the sale or lease of an existing property. You may need to schedule around work, or even for the end of the month when you have more cash on hand (and often will pay lower interest).
2 Prepare to bring money to the closing, and ask what form of payment your title company accepts, such as a wire transfer or a cashier’s check. You may also need to transfer money to or from accounts, so take care of those items at the bank beforehand.
3 Along with the lender’s title insurance policy that the lender will require, you’ll also want to purchase an owner’s title insurance policy. This will protect you – not the lender – from fraudulent claims against the property’s ownership and errors in earlier transactions.
4 Obtain quotes and compare homeowners property/casualty insurance policies. Also make sure coverage will begin by your closing date.
5 Compare your lender’s good faith estimate (GFE), which shows estimated closing costs, and your HUD-1 settlement statement before the signing date. Determine if any fees changed, as some GFE fees may increase and/or decrease, and you may have questions.
