1 Frequently, during the application process for your mortgage, a title insurance agency is suggested to you for your use. However, you are not obligated to use that particular company, and you are entitled to select the title insurance agency that you prefer.

2 Ask about the services and fees included in the premium. Find out if any other fees (e.g., title search and examination costs and closing services) will be charged separately.

3 A “lender’s policy” only covers a lender’s loss. It does not protect the buyer from losses arising from title defects or other issues. The NAIC advises consulting with a real estate attorney who is not a party to the transaction to determine if an “owner’s policy” is necessary. We strongly advise purchasing an owner’s policy because it protects you, the buyer.

4 Read all title insurance documents provided at closing, right down to the fine print. Don’t hesitate to ask questions if anything is unclear or if any terms, conditions, or amounts do not reflect previously discussed agreements.
