Before a home or land can be sold, the seller must be able to demonstrate outright ownership with no liens or encumbrances. When property owners owe back taxes, child support, or HOA dues, their creditors can place liens on the property title, which must be satisfied before the property can change hands. Occasionally there might also be unknown heirs if a previous owner died without leaving a will.

Once our researchers have completed their title search and are satisfied that the title is unencumbered, the transaction will be set for closing.
