Once your offer is accepted and your property is under contract, the first step FNT takes is to ensure that the land title is unencumbered and the owner is in a clear position to sell the property. The most common type of title encumbrances include liens from creditors if a property owner gets overextended. Those debts must be satisfied before the property can change ownership. Occasionally, there will be more serious problems, such as fraud, forgery, or even previously unknown heirs with a legitimate claim on the property.

Once our title search is complete and we’ve confirmed that the title is free from encumbrances, FNT will proceed to closing the real estate transaction and take care of all the accounting, recording disbursement needs. Once these steps are complete, we will issue you a title insurance policy that will be effective for as long as you own the property. Your title insurance policy protects your investment in the unlikely event of a future title dispute.
