As stated, our services include the provision of title insurance to protect both the buyer and the lender, and will perform the necessary title research to identify and locate any title defects (also known as title clouds) on the property or in the land deed. Most property deeds are exchanged between a buyer and a seller operating in good faith, but if paperwork was misfiled in the past, or if the homeowner owes taxes, HOA dues, or legal judgments, those liens must be cleaned up before the property can change hands. Most title clouds are relatively easy to deal with, and if they are detected early, there is a better chance they can be dealt with successfully before closing.
