We have a team of experienced title agents who will perform a title search on your new home or investment property to confirm that the seller is in a clear position to sell and that there are no encumbrances on the title. Encumbrances are also known as “title clouds” because they cast shadows over the ability to convey clear title at closing. The most common type of title clouds we encounter are liens placed on the property such as Mortgages that need to be paid off and liens placed by creditors attempting to collect unpaid debts. Occasionally, there might also be more serious problems, such as fraud or forgery, and there could even be previously unknown heirs with a legitimate property claim if a previous owner property owner died without leaving a will.

Once our researchers have completed their title search and are fully satisfied that the title is unencumbered, and once the closing has been completed and all recordings have been accomplished and distributions have been made, we’ll then issue you an owner’s title insurance policy from a trusted underwriter.
