Buying a new home can be a very stressful process, and the average buyer looks at eight or more properties before making an official offer. And once your offer is accepted, it takes an entire team of professionals to perform the necessary inspections, title research, and legal filings to complete the sale. First National Title (FNT) has a team of nearly 200 title agents who all share our passion for legendary service, and we're here to help!
We're proud to be Arkansas' largest independent title and closing company, and you'll always be able to work directly with local agents in or near your community! Contact us as soon as your property is under contract so we can put our experience to work for you! Here are two easy steps to help ensure the closing stays on schedule and avoids unnecessary delays.
Get Your Contract to us Early—The seller must be able to demonstrate clear, unencumbered ownership to convey clear title. Our first step will be to perform a title search to confirm that there are no judgments, liens, or other issues that can delay the property closing. After we've confirmed that the property title is clean and the sale has been fully consummated, we'll issue you an owner's title insurance policy from a leading underwriter that will be effective for as long as you own the home. In the unlikely event of a future title dispute, your policy protects you.
Carefully review wiring instructions and be wary of any last-minute changes—With so much at stake, it should come as no surprise that there are plenty of criminals who would love nothing more than to intercept your down payment and disappear. That's why it's helpful to set up a "code word" with your lender, and your title company to confirm identities before making any changes or exchanging any personal information over the phone.
