Contact us as soon as your offer is accepted and the property is under contract, and we'll begin a title search to ensure the property's title is clear and able to be conveyed unencumbered. Before a property can change hands, the seller must be able to demonstrate clear and outright ownership. If a seller is financially overextended, there could be liens on the title from the owner's creditors that must be settled before the property can be sold. Occasionally, there are more serious problems, such as fraud or forgery, or even unknown heirs with a legitimate property claim if a previous owner died without leaving a will.
