Don’t Forget These Three Things When Selling Your Home!

Because real estate transactions are so complex, we want you to know what to expect, and to keep these three things in mind when selling your home:

  1. What Happens at Closing: The closing is the act of getting all necessary paperwork signed in order to accomplish the transfer. The real estate purchase contract will have been reviewed and all supporting documents will have been prepared for all appropriate signatures. Closing costs, such as fees for title services, outstanding taxes and liens (if applicable) are subtracted, after which you can expect to either receive a check or pay an outstanding balance (you will be notified which it is prior to closing).
  2. When to Expect Payment: If you are owed money after the sale, it isn’t always possible to distribute the funds at closing, although FNTC makes every effort to get your money to you as soon as possible. If you close late in the day, some lenders will delay transfer of funds until the next business day, and no funds will be released until all signatures, both buyer and seller, have been obtained. Some lenders will delay funding to ensure there are no unexpected hiccups on the buyer’s side. If you are due funds, however, FNTC will make sure you receive them.
  3. The End isn’t Always at Closing: If all goes according to plan, you’ll probably walk away from the transaction and never look back, but that’s not always the case. If the buyer is unhappy with something, such as an agreed-upon repair that isn’t holding up, or if you have property to pick up afterward or the buyer just has a question, you can anticipate continued interactions for a few days, or even weeks after the paperwork is signed.
