Once your final offer on a new home or investment property is accepted, you’ll still have some work to do to assist in the closing of the property. The property has to be inspected, financing (if applicable) has to be secured, and numerous documents and legal filings have to be executed. No matter how many times that you’ve bought or sold a home, the process can be quite intimidating.

As you approach closing, we recommend keeping a few things in mind:

Schedule your closing date carefully-Some people prefer to schedule their closing at the end of the month to minimize closing costs. Unfortunately, if there are any last minute complications, you might not have time to resolve them. Scheduling your closing date near the end of the month isn’t a bad idea, but be sure to budget in a couple of business days to respond to any last minute complications.

Understand all the documents that you’ll be expected to sign-You’ll be signing several legal documents at closing, and need to understand what each of them mean. Don’t be embarrased to ask your realtor, lender and/or closing/title agents as many questions as you want. They work for you, and it’s their job to make sure that you’re properly prepared for closing.

Bring a cashier’s check with you for your down payment-It’s always a good idea to secure financing with a local bank, and have a physical check in hand. Wire transfers are becoming increasingly susceptible to cyber fraud attempts, and do you really want to take a chance on such an important day with an internet lender?

Take the whole day off-When you’re properly prepared, closing often is a wonderful experience. Most closings take less than an hour to complete, and you might be tempted to try to squeeze yours in during your lunch break. But it’s one of the biggest days of your life, and you certainly don’t need to be distracted worrying about what’s happening at the office.
