Before a home or land can be sold, the owner must be able to demonstrate clear and unencumbered ownership. If a property owner has outstanding debts or legal judgments, his or her creditors might have liens in place that must be resolved before the property can change hands. Some encumbrances are relatively simple to resolve, such as misfiled paperwork. On the other hand, if a previous owner died without leaving a will, there could be previously unknown heirs with legitimate claims on the property. Whether these items exist is determined by the title search that FNT conducts on the property.
Once the title search is complete and our title agents have confirmed that the title is unencumbered, we will proceed to the closing of the transaction. Once our closing agents have consummated the closing, and all disbursements and recordings have been completed, we will issue you an owner’s title insurance policy.
